Lake Geneva permits STRs broadly per WI Act 59 but layers in density and distance-buffer requirements. A property in a residential zone may require 300+ feet of separation from another permitted STR (varying by zone) — saturated lakeshore blocks effectively cap new licenses by spacing. The historic district overlay around the downtown lake-front adds heritage review. STR must be one of: operator's primary residence (uncapped) OR a non-owner-occupied investor property subject to the spacing rule and life-safety inspection.
