Wolfeboro adopted a registration + life-safety ordinance in 2023 for Lake Winnipesaukee waterfront and village STRs. No unit cap, no primary-residence requirement, no zoning-class ban. STR permitted by right in residential and commercial zones with annual registration. The Lake Winnipesaukee waterfront market is highly seasonal (June-September peak) and the ordinance reflects the town's tourism-economy posture. Mirror Lake, Wentworth Lake, and Crescent Lake waterfront subdivisions may have HOA covenants layered on top.
STR allowed in Residential (R-1, R-2, R-3), Lake Residential (LR), Downtown (D), and Highway Commercial (HC) districts. Waterfront-specific zoning (Shoreland Protection overlay) imposes setback and septic-system standards on the underlying property but does not restrict STR use specifically. Confirm subdivision covenants — some Lake Wentworth and Mirror Lake associations restrict STRs by deed.
