Los Angeles operates the Home-Sharing Ordinance (2019): STR is permitted only in the operator's primary residence, capped at 120 unhosted nights per year (hosted nights — when the operator is present — are uncapped). Extended Home-Sharing permits allow up to 365 unhosted nights but require higher fees, additional review, and conditional-use approval. Rent-stabilized units cannot be used as STRs at all. Investor / non-owner-occupied STRs are not permitted citywide.

Zoning

STR is allowed only at the operator's primary residence — verified annually via driver's license, voter registration, and at least two of: utility bill, federal tax return, vehicle registration. The 120-night unhosted cap applies citywide regardless of zoning. Rent-stabilized buildings (subject to LA's RSO) are categorically excluded. Multi-family buildings require landlord written consent.
